Queenslanders take to fixed rate loans 11 August 2009 |

| Queenslanders are starting to look at fixing their home loans again after more than year of enjoying historically low variable home loan rates. However they could be making a very costly mistake and robbing themselves of the flexibility to change their strategy down the track.Australia’s largest network of mortgage brokers, Mortgage Choice, says 8.81 per cent of new Queensland home loans in July were fixed rate loans, up from 5.36 per cent in June and an average of 3.83 per cent over the last 12 months.The Infochoice benchmark average standard variable mortgage rate for all lenders is 5.24 per cent. In contrast, five year fixed rate mortgages are offering average rates of 7.23 per cent, according to banking research service Infochoice.Mortgage broker Nick Cook from Ipswich says he is asked every day about whether the time is right to lock into a fixed rate loan. “People are now saying to me ‘I saw on morning TV that I should take out a fixed rate loan’, but you have to crunch the numbers,” says Cook.“Taking out a fixed rate loan today could cost you $25,000 on an average loan of $250,000!” Nick Cook says that extra two per cent translates to about $5,000 in interest payments per year on the average $250,000 loan. |
