Big trouble ahead for property trusts 30 December 2008
The listed property trust Macquarie Office Trust has until March to refinance $75 million of debt after its bankers refused the trust a longer extension. A statement by the trust on December 12 said all debt commitments had been covered by an $800 million facility however the trust issued an update yesterday saying a loan due in two days could only be extended to March. Shares in Macquarie Office Trust fell 12 per cent yesterday to 29 cents. Other second tier property trusts are expected to announce capital raisings or asset sales to fund debt commitments. Commercial property values are expected to fall 23 per cent in the next two to three years according to a report by Goldman Sachs JB Were.
